Abstract: The areas with the highest median condo capital gains over the past five years are not the prime locations of the 9, 10 or 11 districts. There are even some suburban locations that make the list.

No. 1: District 21 (Clementi Park, Upper Bukit Timah)


Median Capital Gain: Based on 1,831 transactions - S$400,000


What makes Western's District 21, the most profitable district for condominium sales on the island?


District 21 covers Clementi Park and the Bukit Timah urban area, the latter being adjacent to the prime location of Bukit Timah.


One possible reason for the price increase is the opening of downtown line MRT stations in the area, such as King Albert Park, Beauty World and Hillview, bringing more convenience to the residents here.


Before the subway lines opened here, the area was virtually inaccessible by subway.


Another possible reason is that no new project releases have been completed in the area in the past five years, except for the Daintree Residences, making resale units here more attractive.


A major upcoming development in the area is The Reserve Residences at Jalan Anak Bukit.


This mixed-use development combines residential, commercial and a bus interchange and is connected to the Beauty World MRT station.

Second Place: District 10 (Tanglin, Holland)


Median capital gain: based on 3,107 transactions - S$360,000


The area with the second highest median capital gains for condominiums is the prime District 10.


This is not surprising as it is a popular prime location for owning luxury condominiums. It is also a prime location for affluent buyers and expatriates to buy a home.


For starters, the area blends nature and city life with its proximity to the Bukit Timah Nature Reserve and Singapore Botanic Gardens as well as the Central Business District.


It is also worth noting that the rising prices of school district properties are now evident.


District 10 is home to top schools such as Hwa Chong High School and Nanyang Girls' High School. Anglo-Chinese School and Singapore Chinese Girls' School are located in the nearby District 11.


Third Place: District 26 (Mandai, Upper Thomson)


Median capital gain: based on 420 transactions - S$316,850


The top 3 most profitable districts for condo sales are District 26. The number of transactions is relatively lower than the top 2 districts as the district consists mainly of landed residences.


An attractive feature of the area is its proximity to nature, being next to the reservoir in the central catchment area.


It is also a popular residential area that has only recently been connected to the metro network with the opening of both Springleaf and Lentor metro stations on the Thomson East Coast Line (TEL).


In addition to better connectivity, residents of the Lentor area can look forward to new commercial facilities in the form of the Lentor Modern shopping center.
