Abstract: In the eastern part of Singapore, two highly anticipated freehold private housing projects—Koon Seng House and Ardor Residence—held their first open sales gallery preview events on the last two days of the lunar new year, drawing over 400 visitors. Developed by renowned developers Macly Group and Nanshan Group, these projects injected new vitality into the local real estate market.

Koon Seng House is located on Koon Seng Road in the Joo Chiat area and consists of 17 units ranging from 786 square feet to 1216 square feet. The project is expected to be completed in the first half of 2027, offering residents a modern and comfortable living environment.


During last weekend's preview event, about 200 visitors showed strong interest in the project. Under the early bird discount, the starting price for the smallest two-bedroom units exceeded $1.7 million, while prices for three-bedroom and four-bedroom units started from over $2.3 million and $2.7 million, respectively. The price per square foot is no less than $2200, demonstrating the high-quality positioning of the project.

The original site of Koon Seng House was East Court, which was acquired by Macly Group for $19.85 million. The surrounding facilities are well-equipped, and the project is close to reputable schools such as Tao Nan School and Haig Girls' School, providing families with quality educational resources.


On the other hand, Ardor Residence, located on Haig Road in the Marine Parade area, is also attracting attention. Developed by Nanshan Group, the project comprises 35 units with layouts ranging from two-bedroom plus study to four-bedroom plus study, ranging from 861 square feet to 1776 square feet.

Ardor Residence sits on a land area of over 27,000 square feet and is expected to be completed in October 2026. About 230 visitors, including investors and owner-occupiers, attended the preview event last weekend. Nanshan Group, a Chinese developer, acquired the project's original site for $49.3 million two years ago, showcasing their ambition and strength in the local real estate market. Nanshan Group previously successfully developed Stirling Residences in Queenstown, which received widespread attention and acclaim from the industry.


The unique feature of these two projects lies in their prime locations and diverse unit designs, attracting the attention of numerous homebuyers. Situated near popular schools such as Tao Nan School, Haig Girls' School, and Tanjong Katong Primary School, they provide convenient educational resources for families. It is expected that more similar small-scale private housing projects will be launched after the Lunar New Year, such as The Hillshore in Pasir Panjang, further enriching the local real estate options.
