Abstract: The collective sale of Katong Shopping Centre, located in Singapore's 15th postal district on Mountbatten Road along the East Coast, is a freehold site of 86,924 square feet (about 8,075.5 square metres). The indicative Guide Price for the collective sale is S$638 million, which is equivalent to a land price of S$2,277 per square foot.

With its blue exterior and double-sided street frontage, the Katong Shopping Centre is highly visible from both Mountbatten Road and Haig Road.

 

Edmund Tie & Company (EDMUND TIE), the exclusive marketing firm for the Canada East Shopping Centre, revealed in a release that the existing building comprises a seven-storey main building and a five-storey secondary building. The shopping centre contains 425 strata-leased shophouses and office units, as well as a car park.

 

The Katong Shopping Centre is currently entirely commercial in use, with a gross floor area of 280,000 sq ft and a plot ratio of 3.223. However, according to Singapore's 2019 Development Master Plan, the Katong Shopping Centre site is zoned for commercial and residential use with a plot ratio of 3.

 

Dai Yuxiang Industrial Advisory Services said that Katong Shopping Centre could be redeveloped into a landmark mixed-use development along the East Coast, or approval could be sought from the authorities for a change of use from residential to serviced flats.

The amenity-rich East Coast area has always been one of the most desirable residential areas in Singapore, and Katong Mall offers a rare opportunity to redevelop a mixed-use, freehold commercial and residential development in the area, according to DYC's Executive Director of Investment Advisory Services.

 

Once redeveloped, the commercial use component could serve over 6,000 residents living in private homes within a 500-metre radius, thanks to the 210-metre-long street frontage on both sides.

 

Xu Xiaofen also said that developers could also choose to develop the residential portion of the new development into serviced flats, subject to approval by the authorities. There are also no restrictions on foreigners who wish to purchase the lot.

 

From Katong Shopping Centre, it is approximately 500 metres to the future Marlin Parade MRT station on the Townsend-East Coast MRT line, which will provide easier access to all parts of the island when it opens in 2024.

 

There are many prestigious schools in the vicinity of Katong Mall, including the over 110-year-old Tao Nan School and Holy Innocents Girls' School (Katong) within 1km, as well as Deming Government Secondary School, C.C.S. School (main school) and Victoria Junior College nearby.

 

The tender exercise will close at 3pm on Friday 19 May 2023.
