Abstract: The supply of new properties in 2022 is severely lacking, making it very difficult for buyers waiting to enter to pick the right unit. Not only that, the serious imbalance between supply and demand has also driven up prices to new heights in all districts.

Only three new developments in 2023.

 

Former Watten Estate, 200 units, estimated sq ft at 3,100 sq ft.

 

6A/B/C Robin Drive, 13 units at an estimated 2,700 sf.

 

32-34 Gilstead Road, 56 units at 2600 psf.

 

The most noteworthy property is Watten Estate's collective acquisition by UOL and Singland, with a size of 200 units.

 

Located on Shelford Road in Bukit Timah district, Shelford is a famous school district road and Watten Estate is a double school district house of Nanyang Primary School and Raffles Girls Primary School.

 

With such location and top school district properties, it will become a top luxury house with heritage value if the large house is well designed.

 

CCR as a whole will only launch 268 new properties next year, with sf prices ranging from 2600-3100.

 

This indicates that the supply of luxury properties in the central part of the market will still be insufficient in 2023. Those who are concerned about the core area properties will still have to choose among the projects available in 2022, instead of grabbing the only Watten Estate, they should pick the right units in the current projects and make a decisive move.

In 2023 RCR expects 11 new developments.

 

The Reserve Residences, 200 units, estimated at 3,100 sq ft.

 

Pine Grove (A), 520 units, estimated sf at 2,450 psf.

 

Slims Barracks Rise (B), 140 units, estimated sq. ft. at 2,350 sq. ft.

 

Blossoms By The Park, 265 units, estimated sq. ft. at 2350 sq. ft.

 

Terra Hill, 270 units, estimated sq ft at 2450 sq ft.

 

Euro-Asia Apartments, 172 units, with an estimated square footage of 2450 per square foot.

 

Dunman Road, 1,035 units, with an estimated square footage of 2,450 per square foot.

 

Former La ville, 107 units, with an estimated square footage of 2,750 per square foot.

 

The Continuum, 800 units, estimated sq ft at 2650 sq ft.

 

Jalan Tembusu, 800 units, estimated at 2450 psf.

 

The Reserve Residences, Far East Group's mixed-use development in Miramar, directly connected to the Miramar MRT station, the upcoming bus interchange and the mall.

 

Pine Grove A, located on Ulu Padan Road, is closer to the west coast, the developer is very famous for UOL and Singland, although this site is not close to any MRT station, but it is very close to the mature Clementi area in the west, within one kilometer there are Henry Park primary, Peitong Primary two famous elementary school.

 

Slims Barracks Rise (B) and Blossoms By The Park, developed by Xinfeng and EL respectively, have in common that they are very close to Singapore's Silicon Valley One north, Science Park, and within a few minutes walk to Bouna Vista MRT station.

 

Slims Barracks Rise (B) is currently named out as The Hill@ one North.

 

Nearby schools include the famous international school UWCSEA (Dover campus), Fairfield Methodist, ACJC, ACS(I), etc. This long list of schools shows that these two properties are not worried about the gold-collar tenants. Nearby research, academic atmosphere is very strong.

 

TerraHill, the southern waterfront concept property, freehold hilltop project, 350 meters to the Brazil Banjang subway station, close to the business district maplebusinesscity, Onenorth and CBD, the western focus of a freehold property.

 

Dunman Road, a dominant project in 15th postal district, 3 minutes walk to Dakota metro station, close to paya lebar quater, Parkway Parade.

 

The Continuum, located in the famous Thiam Siew Ave, Freehold, developer is Hoi Hup and Sunway, the project plot is square, the scale is not small 816 rooms, Kwong Wah Primary School, Tanjong Katong Primary School and Haig Girls' School, walking distance to Dakota MRT station.

 

Jalan Tembusu, a large urban development with 800 units, 500 meters from Katong Park Station on the East Coast Line.

 

RCR is overall very well supplied, but there are no properties in the popular District 3 postal area in 2022.

 

The properties in the west are generally spread out, with the most notable being Terra Hill, which is the best located, closest to downtown, and freehold.

 

Owner-occupiers can also choose from Pine grove A. Investment buyers can choose from the two developments in One north and the one in America World.

 

There are three large projects in the east, the closest to the east coast is Jalan Tembusu, the only large freehold project is The Continuum, which will be the project that most buyers are looking at.

Bukit Batok W Avenue 8 EC, 375 units, estimated sq ft price at 1350 sq ft.

 

Lakeside Apartments, 300 units, estimated sq ft at 2,200 sq ft.

 

Parkview Mansions, 440 units, estimated sq. ft. at 2,000 sq. ft.

 

Dairy Farm Walk, 385 units, estimated sq. ft. at 1800 sq. ft.

 

Lentor Central, 470 units, estimated sq ft at 2100 sq ft.

 

Lentor Hills Road (B), 265 units, with an estimated square footage of 2,100 psf.

 

Lentor Hills Residences, 598 units, estimated sq ft at 2,000 sq ft.

 

Jasen Mansions, 21 units, estimated sq ft at 1,800 sq ft.

 

Sceneca Residences, 310 units, estimated sq ft at 1900 sq ft.

 

Sceneca Residences, developed by MCC, the only mixed-use site in Tanah Mira MRT station, a residential complex in the MRT mall, with a very good price point just out.

 

Dairy Farm Walk, walking distance to Mountain View MRT station, the lowest admission price project in 2023, surrounded by beautiful natural scenery and close to Bukit Timah Nature Reserve.

 

Parkview Mansions, near Jurong Lake Apartments, part of the Jurong Development Plan.

 

The three developments in Lentor, Lentor will be a new district developed by the government.

 

The distribution of properties is more in the west and north, and only Sceneca in the east.
