Abstract: When comparing HDB resale prices in Singapore, you will realize that not all communities are created equal.

3 Bedroom HDB Flats Resale Price in Q3 2022

 

At 60 to 65 square meters (646 to 700 square feet) large, 3-bedroom units are ideal homes for singles, couples, and even some small families with young children.

 

If you are looking for an affordable yet convenient 3-bedroom unit, you are looking for properties in Toa Payoh, Woodlands, Jurong West, Geylang, and Bukit Batok.

 

Although Toa Payoh and Geylang are both established properties and on the fringes of the city, the units there tend to be older and have shorter leases remaining, which explains their lower median prices, despite their great locations near the city center.

 

The most expensive 3-bedroom units can be found in Central, Punggol, Sengkang, Marine Parade and Queenstown. For Punggol and Sengkang, the higher prices can be attributed to the fact that more than 31,000 HDB flats reaching Minimum Occupancy Period (MOP) in 2022 are located in these two towns, making the prices higher.

 

Resale prices of 4-bedroom HDB flats in the third quarter of 2022

 

4-bedroom HDB flats are one of the most popular flat types. They offer a good amount of space (90 square meters or 969 square feet) for soon-to-be parents and couples with small families.

 

Those looking for space but on a budget can look for 4-bedroom units in the northernmost, eastern and western regions. Woodlands, Bukit Panjang, Jurong East, Yishun, Bedok and Jurong West have the lowest median prices in the third quarter of 2022.

 

Among these HDB towns, Bedok is a well-developed and established property. Woodlands, Jurong East and Yishun are up-and-coming communities with more shopping malls and amenities than Jurong West.

 

Unsurprisingly, 4-bedroom units are the most expensive in Central, Queenstown, Kallang/Huangpu, Toa Payoh and Bukit Merah. These units are close to the city center for those who value connectivity and easy access to the Central Business District (CBD).

 

Resale prices of 5-bedroom HDB flats in the third quarter of 2022

 

Ah... ...5-bedroom flats, considered one of the more "luxurious" HDB flats. These units are perfect for larger families, with modern 5-bedroom units offering about 110 square meters or 1,184 square feet of space, which is comparable to the size of some 4-bedroom condominium units. Older condominiums are sometimes even larger.

 

Queenstown is the second most expensive place to live, followed by Bukit Merah, Toa Payoh, Bishan and Kallang/Whampoa. All of these places are very desirable urban fringe areas.

 

For the most affordable 5-bedroom units, check out Sembawang, Woodlands, Jurong West, Choa Chu Kang and Sengkang. Again, these areas are far from the city center; the longer travel time to the city is a compensation for the space premium. However, with mixed work arrangements becoming the new norm, this may not be a major issue.

Currently HDB's largest units, executive flats have plenty of space (130 square meters or 1,399 square feet). They usually have extra space for a study room (or maybe even a home gym), while some also have a balcony.

 

Executive units are the largest size of modern HDB flats and you can get a resale unit in Jurong West, Sengkang and Sembawang for $730,000 or less. While this is indeed expensive public housing, it is still cheaper than the most expensive 4-bedroom units in the fringe areas of the city.

Generally speaking, the most expensive neighborhoods are established neighborhoods in prime locations or on the urban fringe. The central area is usually the most expensive because it is the closest to the central business district. Apartments there are usually older, but still command a significant premium.

 

Other popular estates are a little further away, but still have good connections to the city. Many HDB flats in Queenstown Dawson Road recently completed their MOPs this year and in 2020 and 2021 as well, which explains the surge in popularity of flats in the area.

 

If you are looking for easier money properties, take a look at developed properties further out on the island. In the north, Woodlands and Yishun tend to offer the cheapest housing. Woodlands and Yishun have fairly good amenities with multiple transport nodes (new MRT line) and Causeway Bay Mall in Woodlands and Northpoint City in Yishun.

 

In the west, there is Jurong West and Jurong East. Jurong is also quite an exciting area to live in considering the transformation of Jurong Lake District, including a large mixed-use commercial area, the upcoming Jurong Regional Line and the development of the Cross Island Line. Jurong East has several large shopping malls such as Jem, Westgate and Jcube.
