Abstract: The large build-to-order (BTO) HDB flats in the Serangoon area of Singapore have been highly sought after by homebuyers in recent sales activities.

There is a huge demand in this established community where no new HDB flats have been launched for nine years.

 

Serangoon North Vista BTO project has 2,390 applicants for its 129 five-bedroom HDB flats, which represents more than 13 first-time applicants per available unit.

 

First-time applicants looking to secure a four-bedroom HDB flat in the same BTO project are facing similar competition, with more than nine applicants per available unit.

 

Bedok's five-bedroom and three-generation BTO HDB flats were also oversubscribed, with more than three first-time applicants per available unit. There have been no new HDB flats available in this established community for about seven years.

 

The four-bedroom HDB flats at Bedok South Blossoms BTO project also attracted approximately three first-time applicants per available unit.

These two communities accounted for more than 40 percent of the total five-bedroom BTO housing supply that was launched in May. And the third project in the established community - Farrer Park Arena - attracted more than two first-time applicants per four-bedroom HDB flat.

 

The Kallang/Whampoa project - located on a site between Farrer Park Road and Dorset Road - is part of the Prime Location Public Housing (PLH) model. These HDB flats have stricter purchase and sale conditions for resale, including a 6% subsidy recovery and a 10-year minimum occupancy period (MOP).

 

Demand for the nearly 3,000 HDB units offered in Tengah's two BTO projects is moderate, with one or two first-time applicants for each three-, four- and five-bedroom unit.

 

One of the projects - Parc Meadow @ Tengah - will be relocated to the district in 2030 when Anglo-Chinese Primary School (ACS) is located within 1 km of the school.

 

And ushering in August, HDB will offer about 6,700 BTO HDB flats in the areas of Choa Chu Kang, Tengah, Kallang/Whampoa and Queenstown.

 

About 6,300 HDB units will be available in the areas of Bukit Panjang, Jurong West, Woodlands, Bedok, Bishan, Bukit Merah and Queenstown, which is the last launch program of the year.

 

HDB said it plans to launch a total of 100,000 HDB units between 2021 and 2025.
