The HDB said in a press release that the new HDB flats came from five pre-owned HDB projects located in Bedok, Kallang-Huangpu, Serangoon and Tengah.
One of the projects is launched under the "prime location HDB model" and is located in Kallang-Huangpu's Hualapark, which includes three- and four-bedroom units.
The announcement also said that the waiting time for four of the pre-purchase HDB projects ranged from three years and one month to three years and eight months, accounting for nearly 90 percent of the total number of new units. The remaining one project has a waiting time of four years.
This means that the median waiting time for pre-purchase HDB flats launched in May is about three years and five months. The shortest waiting time is for the pre-purchase HDB project in Tengah, which is between three years and one month and three years and four months.
National Development Minister Lee Chee San posted on the social networking site Facebook that one of the projects in Tengah had the shortest waiting time of three years and one month. This is much shorter than the median waiting time of four to five years at the peak of the epidemic. He also said the authority will launch more HDB flats with a waiting time of three years or less from next year.
Meanwhile, HDB is also offering 1,500 flats for buyers to apply for under the remaining HDB sales campaign.
Those interested in applying for the flats can apply at the HDB website from now until next Monday (June 5).
Bedok has another pre-purchase HDB project after seven years. There are about 1,640 units in total, including two-bedroom and three-generation HDB flats. The five-room flats are priced between $588,000 and $737,000 before allowances, making it the most expensive project in this round of activity.
There are about 570 three- and four-bedroom HDB flats available for application at the prime HDB project in Kallang Whampoa. The asking price of the four-bedroom units starts from $500,000. Serangoon, on the other hand, is launching its pre-purchase HDB project after nine years. However, only 330 four- and five-bedroom units are available for purchase, priced between $400,000 and $660,000.
I believe the subscription rate for Serangoon can reach double digits. First it has fewer units, compared to Bedok I think it should be about seven times or eight times."
The Parc Meadow @ Tengah pre-purchase HDB project in Tengah Newtown is located within one kilometer of Ying Wa Primary School. The five-bedroom units are priced between nearly $490,000 to more than $600,000 if allowances are not included.
Lim Eng Huat said, "Tengah is a new town but it is kind of close to some of the more established HDB areas, near Jurong and Bukit Batok."
Professor Ching Tien Fu, chair of the Department of Real Estate at the National University Business School, said, "In terms of Tengah, the completion time will be relatively short, three to three and a half years for completion, so those young families or first-time buyers who are in a hurry to buy a HDB flat, Tengah has some appeal to them."
HDB has also launched 1,500 remaining HDB flats, of which about 60 percent have already been completed.
The authorities will offer about 6,700 pre-purchase HDB flats at Choa Chu Kang, Tengah, Kallang Whampoa and Queenstown in the August pre-purchase sale, while about 6,300 pre-purchase HDB flats are scheduled to be offered in November.
