Abstract: A 463 sq ft one-bedroom unit on the 29th floor of Pullman Residences Newton in prime District 11 sold on April 3 for $1.62 million ($3,496 per sq ft). This marked a new high price per square foot for the development.

The previous record per square foot for this condominium was a 667 square foot two-bedroom unit on the 30th floor sold on 3 December 2021 for $2.33 million ($3,491 per square foot) and on 29 September 2022, a 1,378 square foot four-bedroom flat in the development sold for $4.25 million ($3,083 per square foot).

 

Pullman Residences Newton is a 340-unit freehold development. It is a new development by developer EL Development and is located just a three minute walk from Newton and Novena MRT stations. The development is located on Dunearn Road and features one- to four-bedroom units ranging from 463 square feet to 1,389 square feet.

 

The development was launched in June 2018 and 12 units have been sold as of 10 November 2019. According to developer data, the development is 78.5% sold to date.

 

The second highest price per square foot this week was for a 1,496 sq ft four-bedroom unit on the sixth floor of Leedon Green. It sold on 31 March for $5.19 million ($3,467 per sq ft). The previous record was set by the sale of a 1,496 sq ft four-bedroom unit on 17 February 2023 for $5.07 million ($3,387 per sq ft).

Leedon Green is a joint freehold condominium development by MCL Land and Yanlord Land Group. The development is located in Leedon Heights in prime District 10 and consists of 638 units. It is close to the Flora Road MRT station and Holland Village MRT station on the Circle Line. Schools in the vicinity of the development include St Margaret's Secondary School and Nanyang Primary School.

 

Leedon Green features one- to four-bedroom units ranging from 474 to 1,496 square feet. The most expensive unit sold in the development was a four-bedroom unit. It sold on 6 April 2020 for $6.54 million ($2,441 per square foot).

 

On the other hand, the lowest price-per-square-foot transaction in the development this week was a 1,851 square foot four-bedroom unit at The Gazania. It sold on April 3 for $2.97 million ($1,603 per square foot). This is the lowest price ever paid for this development.

 

Located on How Sun Drive in Serangoon, The Gazania is a 250-unit freehold condominium in District 19. It is being developed by Singhaiyi and is due for completion in 2022. Nearby are the Circle Line subways of Bartley and Serangoon.

 

The development has a mix of one to four bedroom units ranging in size from 441 sq ft to 1970 sq ft. The most expensive unit sold in the development sold for $3.78 million ($2,041 per square foot). This was a 1,851 square foot, fifth floor, four-bedroom unit. The development sold 23 (15%) units in the first sales weekend in May 2019.
