Abstract: Singapore's upcoming Built-to-Order (BTO) flat sales event in October is set to be a significant milestone this year, expected to attract substantial attention and participation from homebuyers. This initiative not only reflects housing policy implementation and market demand but also underscores Singapore's ongoing efforts to enhance the quality and accessibility of public housing.

The Housing and Development Board (HDB) of Singapore has announced plans to launch approximately 8,500 BTO units across nine towns in October. These include Ang Mo Kio, Bedok, Bukit Batok, Geylang, Jurong West, Kallang/Whampoa, Pasir Ris, Sengkang, and Woodlands, encompassing a total of 14 BTO projects.


According to the latest updates, these new units will constitute the largest release since November 2022 and represent the first batch under the new BTO categorization framework. Depending on their locations, these flats will be categorized as Standard, Optional (Plus), or Prime.


Among these projects, Bedok Bayshore, Ang Mo Kio, and Pasir Ris will be among the first to introduce units under the Optional (Plus) scheme. Particularly noteworthy is Bedok Bayshore, expected to attract significant interest due to its prime location and comprehensive amenities planning.


Bedok Bayshore will feature two projects offering a total of 1,440 units situated along Bayshore Drive. These units will range from two-room to four-room flats, with the majority expected to be offered under the Optional (Plus) scheme to meet market demand for high-quality residences.

In addition to traditional residential units, HDB plans to introduce 260 Community Care Apartments in Geylang. These units are designed to provide a more suitable living environment for community members with special needs, demonstrating the government's commitment to social inclusivity and fair housing policies.


Furthermore, Kallang/Whampoa will pilot the introduction of "white flats" (units without internal walls), including 310 three-room and four-room flats. This design innovation reflects HDB's exploration of more flexible and innovative housing solutions to cater to diverse resident needs.


Prior to this upcoming sales event, Singapore successfully conducted a BTO flat sales exercise in June 2024, releasing a total of 6,938 units, marking a 68% increase from previous exercises. This underscores strong market demand for new flats and anticipation for upcoming projects.


For homebuyers, the introduction of these new units not only expands choices but also makes homeownership more affordable through additional subsidies and incentives such as the Additional Housing Grant. Eligible first-time applicants can receive up to SGD 80,000 in Additional Housing Grant, further encouraging and supporting homebuyers in realizing their housing aspirations.
