The apartment, which is owned by the developer, surpassed the highest price of US$3,081 in June. It also marks the first time a development has been priced above the $3,100 threshold.
Leedon Green is a freehold development in a prime location on Flower Lad Road, District 10. Jointly developed by MCL Land and Yanlord Land, it was launched in January 2020 and is expected to be completed in 2023.
There are a total of 638 units spread over seven 12-storey buildings. Units start at 474 square feet for one-bedroom apartments and 2,680 square feet for four-bedroom apartments.
When Leedon Green launched in January 2020, 35 units were sold that month at a median price of $2,782 per square foot.
Since then, Leedon Green has seen better sales and higher prices, and is the new top 10 best-selling condo for the third quarter of 2022. In the third quarter of this year, 66 units were sold at an average price of $2,808.
The development first surpassed the $3,000 per square foot price threshold in November 2021 when an 818 square foot unit sold for £2,468,000 ($3,017 per square foot).
Since then, 12 other apartments have sold for more than $3,000 per square foot.
Leedon Green has sold 478 units to date, which means a cumulative sales rate of about 75 percent.
In addition, another property company, Dunearn 386, also set a new price per square foot after selling its 646-square-foot unit on the second floor for S$1.688 million (S$2,614 per square foot) on Oct. 22.
The unit was bought from the developer and is better than the high price of $2,561 a foot a few weeks ago.
Dunearn 386 is a freehold development by Roxy-Pacific Holdings, located in bukit timah sector 11.
The boutique development launches in July 2019. It is five storeys high with only 35 units. The sizes range from 452 to 1,163 square feet and include one-bedroom to five-bedroom apartment units.
The recently sold unit was the last available unit at Dunearn 386 and the development is now fully sold.
Dunearn 386 is located within walking distance of many amenities, including Serene Centre Shopping Centre, Coronation Shopping Plaza and Adam's Way Food Centre. It is also just a 10-minute walk from the Botanic Gardens MRT interchange for the Circle and City Centre lines.
