Abstract: Kopar at Newton is expected to receive its temporary occupation licence in the third quarter of 2023.

With its proximity to the Orchard Shopping Belt and Central Business District, the Newton area has long been favoured for its prime location.


This upmarket neighbourhood is well connected and has unlimited convenience, with major access roads Bukit Timah Road and Tunion Road connecting to the Central Expressway, while Newton MRT Station serves as the interchange between the Marina City Line and the North-South Line.


Despite its proximity to the city centre, Newton is blessed with a serene environment surrounded by residential neighbourhoods, including Bukit Timah's prestigious mansions.


The 378-unit Kopar at Newton, developed by CEL Development, was launched in 2020 and has rightly become one of the best-selling projects in the core Central District. Despite the tough market conditions brought about by the outbreak of the epidemic, the development is now almost sold out, with 97 per cent sold.


Just a four-minute walk from the Newton MRT station, Kopar at Newton is located in the heart of the Newton district, with a wide range of amenities including natural attractions such as the Singapore Botanic Gardens and MacRitchie Reservoir Park, as well as the iconic Newton Deli Centre. The development is expected to receive a temporary occupation permit in the third quarter of this year.

Newton's residential neighbourhood owes a lot to its neighbour, Novena, a robust medical district known for its top-notch medical and research facilities, including Tan Tock Seng Hospital, Novena Medical Centre, Mount Elizabeth Novena Hospital and Singapore's National Institute of Neuroscience.


In addition, Novena is also home to commercial developments such as Velocity @ Novena Square and Square 2 Mall. As part of the Novena Health City masterplan, the district is embarking on a major urban transformation programme with a bright future.


Under this programme, new and existing medical facilities in the area will be connected by sky bridges and walkways, creating a large-scale integrated healthcare development.

When completed, the 17-hectare development will be Singapore's largest medical centre, scheduled for completion by 2030, with an estimated capacity of more than 30,000 people per day. With more medical and paramedical staff coming in, it is expected that the residential neighbourhood of Novena Newton will benefit greatly.


Located just one stop from the Newton Metro station, Kopar at Newton is strategically located to take advantage of the increased demand.


Connectivity will be greatly enhanced thanks to the upcoming North-South Corridor, a 21.5 kilometre stretch of highway scheduled for completion in 2027 that will link the northern region to the city centre, enhancing the overall road connectivity of towns and cities along the corridor, including Newton and Novena, with dedicated bus lanes, bike lanes and footpaths.


In addition to easing traffic along the Central Motorway, travelling time to the city centre for work will also be reduced. According to the Land Transport Authority, bus commuters are expected to save an average of 10 to 15 minutes.


The wider Orchard Road shopping belt is undergoing refurbishment, which is expected to have a favourable knock-on effect for the Newton Novena area.


Combined with the redevelopment of older properties within Newton Borough, the healthcare and motorway projects will work together to enhance the standard of living in the borough, acting as a healthy capital for properties in the borough and bringing the benefit of rental appreciation to properties such as Kopar at Newton.


Indeed, the Newton Novena development is already showing strong upward momentum. A 463-square-foot one-bedroom unit at Pullman Residences Newton, a condominium under construction a block away from Kopar at Newton, was sold in April for S$1.62 million, a record high of S$3,496 per square foot. The transaction provides a new indicator of the upward price trend in the neighbourhood.


In this context, the Kopar at Newton flats, which traded between S$2,700 and S$2,890 per square foot last year, provide an attractive entry point for buyers looking for quality properties in the area with growth potential.


Kopar at Newton comprises 378 units in two 23-storey residential towers, including one to five-bedroom flats and eight luxury penthouses. One-bedroom units of 517 square feet are still available for sale.
