According to reports, the 120-square-meter, five-room flat on the 35th to 40th floors of Block 273B of the Bishan Elysian Court private HDB project, which was issued with a Provisional Occupation Permit (POP) in 2011, changed hands for $1.43 million.
The real estate agent representing the seller was a two-person team comprising Vinnie Lam and Yeung Wai Ching. In a recent interview with the Lianhe Zaobao, Ms. Lam revealed that the seller was a couple in their 30s, one of whom was of Chinese descent.
"They bought the flat about seven years ago and became the second owner, and now they want to move to a private home, so they decided to transfer the flat. The buyer, on the other hand, is a Chinese SME owner in his 50s."
Lim Hwee Noi revealed that the buyer and seller had signed the right to buy letter in mid-July, and the deal is currently being approved by Singapore's Housing and Development Board (HDB).
"It's a south-facing flat, and the owner couple originally wanted to sell it for S$1.5 million, but the price tag of S$1,488,000 when they put the listing information on Singapore's major mainstream real estate trading websites attracted at least 10 groups of potential buyers to go and view the flat."
Not only does the unit have a balcony with unobstructed views from the windows, even to the MacRitchie Cistern and the Central Business District, the interiors are decorated in a white color palette and the living room appears spacious and bright.
It is a 10 to 15-minute walk from this HDB flat to the Bishan and Marymount MRT stations on the MRT Circle Line, as well as the future Deyi MRT station on the Circle Line.
According to Sun Yan Ching, Vice President of Research and Consultancy at Orange Ease Industries, 169 million HDB transactions have been recorded in Bishan so far, and 8 resale HDB flats in Singapore have already changed hands for at least S$1.4 million, with 6 of them changing hands this year.
The previous record holder for a 5-room resale HDB flat changed hands for S$1.42 million, it was a unit on the 40th to 42nd floors of Block 139B of The Peak@Toa Payoh private HDB estate in Toa Payoh, with 87 years and 11 months remaining on the lease, with an area of 117 square meters, which is believed to have been transacted at the end of June.
