According to real estate website 99.co, the penthouse in Moh Guan Terrace is almost 50 years old.
The four-storey HDB block, which has no elevator, and the fact that it was sold with only 48 years and seven months left on the lease, made the record-breaking resale price all the more remarkable.
99.co points out that the main selling point of this unit is that it is 1,894 square feet, which is larger than the average four-bedroom pre-built HDB unit of only 1,001 square feet.
This also means that its price per square foot is about $792, which is lower than the average price of $839 per square foot for resale HDB flats in Tiong Bahru.
It is also rare to find such units, and the block has only three four-bedroom units; the area is also known for its low-density, quaint HDB flats.
The previous highest resale price was for a five-bedroom HDB at SkyTerrace @ Dawson.
The unit was resold in July 2022 for $1,148,000.
