Abstract: Tembusu Grand, a new private residential development jointly developed by City Developments Limited and MCL Land, opened its sales showroom for public viewing on 24 March 2023 and officially opened for sale on Saturday 8 April.

As at 5pm on 9 April 2023, 340 units, or 53% of the total 638 units, had been sold at an average price of S$2,465 per square foot.

 

About 90% of the purchasers were Singaporeans, with the remaining 10% being Singapore Permanent Residents and expatriates from countries such as China, Malaysia and the United States. The units were well received, with 2-bedroom, 2-bedroom + study and 3-bedroom units being the most popular, while 1-bedroom + study and 4-bedroom units also performed well.

 

Located in the charming Tanjong Katong and East Coast area, Liffont Garden consists of four residential towers. The project's iconic crown architecture is inspired by the sculptural form of Singapore's protected tree, the Ash Lime.

 

Located just an 8-minute walk from the Tanjong Katong MRT station of the ongoing Tangshen MRT line, Liffon Park is connected to several major expressways, providing easy access to the Central Business District (CBD), Marina Bay Financial District and Changi Airport by car.

 

The Le Fond du Pont offers a wide range of units for buyers to choose from, from 527 sq ft (approx. 49 sqm) 1 bedroom + study to 1711 sq ft (approx. 159 sqm) 5 bedroom, plus two penthouse units of 2691 sq ft (approx. 250 sqm).

 

Prices start from S$1.248 million for the 1-bedroom + study units, from S$1.548 million for the 2-bedroom, from S$2.278 million for the 3-bedroom, from S$3.288 million for the 4-bedroom and from S$4.028 million for the 5-bedroom.

Liffon Grand is the third project that City Developments and MCL Land have partnered on, the first two being Piccadilly Grand in the Flora Park area, which is currently 90% sold of its total units, and the other being the sold out Copen Grand executive condominium. City Developments is experienced in developing projects in Post 15 and Amber Park, which was launched in 2019, is now 99% sold.

 

Situated in the culturally rich community of Canada East, Tembusu Grand is located on a street called Tembusu, which inspired the name of the project.

 

Tembusu Grand is surrounded by a wide range of dining options and is close to major shopping malls such as i12 Katong, Parkway Parade, Kinex and PLQ Mall, as well as leisure destinations such as East Coast Park, Singapore Sports City and Marina Bay Gower Stadium.
