Abstract: A caution was filed on 5 May for the 7,718 square foot property for S$14.08 million. The unit had previously changed hands in February 2008 for S$9.58 million, which represented a 47% gain over 15 years.

The sale comes a month after the last resale transaction at Wing On Park, where a 3,434 sq ft four-bedroom unit on the 10th floor changed hands for S$8.1 million on 6 April. The seller bought the unit in March 2012 for S$6.02 million and received a 35% return over 11 years.

 

Wing On Park was completed in 1986 and has 288 residential units. Typical units include one- to four-bedroom residences ranging from 1,023 square feet to 3,778 square feet. There are three- to five-bedroom penthouses ranging from 3,466 square feet to 6,878 square feet, and several six-bedroom split-level townhouses ranging from 7,718 square feet. The development is a five-minute walk from Great World MRT station.

 

Another freehold development in District 9, New Fortune City, was the second most profitable condominium resale transaction during the period. 2,691 sq ft on the 24th floor was sold on 3 May for S$12.5 million with a cautionary note filed. This marked a new price per square foot for the 124-unit freehold project completed by City Developments in 2017. The seller bought the unit from the developer for S$9.1 million in January 2018 and received a 37 per cent return after more than five years.

 

This is the most profitable resale transaction to date at New Fortress, beating the record set in December 2022 when a 2,691 sq ft unit was sold for S$12 million. It was also the second unit to change hands at the development so far this year. In February this year, a 1098-square-foot unit sold for S$4.4 million, with the seller taking home about S$314,000.

 

Located on Leonie Hill Road, New Fudu is a 36-storey twin-tower project designed by Skidmore, Owings and Merrill, the architects of the luxury Tanjong Pagar development Wallich Residence and Skywaters Residences.

 

The development comprises 1,098 sq ft of two-bedroom to 2,691 sq ft of four-bedroom apartments with double volume ceilings. There are also two 7,836 sq ft penthouses in the two towers.

A one-bedroom unit sold by V On Shenton was the most unprofitable transaction a fortnight ago. The 484 sq ft unit was sold on May 2 for S$1.13 million. The seller bought the unit from the developer in November 2012 for S$1.33 million, ending more than a decade of 15 per cent losses.

 

Three other transactions were reported in V On Shenton this year for less than its purchase price. a 484 sq ft unit sold for S$1.04 million on January 16 and the seller sold it for S$1 million.
