Abstract: Figures show that the number of resale units of condominiums resold continued to decline in November after a sharp drop in the previous month.

Condo resales fell 9.4 per cent to around 1,124 units, compared to 1,240 resales in October.

 

Sales were 30.4% lower than a year ago and 4.1% lower than the five-year average for November.

 

Close to 60% of resale transactions took place in the Out of Central Region (OCR), followed by the Rest of Central Region (RCR) and Core Central Region (CCR) at 22.4% and 18.5% respectively.

 

Meanwhile, resale prices continued their upward trend, rising 1.1% for the month and 10.8% year-on-year.

 

All regions experienced price increases, with the CCR posting the largest increase at 2.7 per cent, followed by the RCR at 1.8 per cent and the OCR at 0.1 per cent.

 

Compared to the same period last year, prices in the RCR, OCR and CCR increased by 12.2%, 10.8% and 7.8% respectively.

 

The highest price for a unit at Marina One Residences was S$19.89 million in November.

 

In the RCR, the most expensive condominium sold for S$8.36 million for a unit at MeyerHouse, while the highest transacted resale price in the OCR was S$3.6 million for a unit at Bedok Residences.

 

The overall median capital gain on resale of condominiums for the month was S$333,500, an increase of S$27,519 from October.

 

District 21 (Clementi Park and Bukit Timah) again recorded the highest median capital gain at S$661,120, while District 9 (Orchard Road and River Valley) had the lowest median capital gain at S$93,000.

 

The overall median unleveraged return for resale condominiums in November was 30.5%, with the highest median unleveraged return of 51% in District 28 (Seritan and Yio Chu Kang).

 

This is done by comparing the current transaction price with the previous transaction price of the same unit to calculate the capital gains and returns of the condominium resale units.
