Loyang Village on Loyang Road is located near the Changi Industrial Estate and adjacent to the future Loyang Station of the Cross-Island MRT Line.

Loyang Valley, a private residential project on Loyang Road, was launched for collective sale on Thursday (October 20) at an indicative price of $980 million.

Huttons Asia, the exclusive marketing agent in charge of the collective sale, issued a statement on Wednesday (19), pointing out that the lot covers 840,000 and 648 square feet, with a maximum gross floor area ratio of 1.6.

If redeveloped, it could have a total floor area of 1,345,036 square feet and build up to 1,249 units with an average size of 1,076 square feet.

The $980 million pro forma price includes a $174 million land betterment charge and a $187 million lease upgrading premium at a floor area ratio of $997 per square foot.

If the additional balcony area of 7% of the total floor area and the $57 million land betterment charge are included, the floor area ratio price per square foot is equivalent to $972.

Loyang Village currently has 362 residential units built, it belongs to the 99-year lease project, there are still about 59 years left in the lease.

Hopeden Asia investment sales director Lian Yongzhi said in the statement: "This project is adjacent to the future cross-island MRT line Luoyang station, location is excellent for residents, employees and businesses to bring good transport links."

Loyang Village is close to important work hubs such as Changi Business Park, Changi Aviation Park, Changi Airport, and the future Changi East Industrial Estate.

In addition, residents can access leisure facilities along Changi and shopping malls such as Starhill Changi. The Loyang Viaduct is also being constructed to provide greater convenience to motorists.

The public tender for this project will close at 2pm on December 15.
