Abstract: In the context of Singapore's real estate and public housing, the recent pre-application round has ended, signifying an important indicator for the property market. A total of 6,800 pre-application public housing units were made available, attracting significant attention and participation from prospective buyers.

In this pre-application process, five-room units in the Tengah region emerged as the most sought-after housing type, with an overall pre-application rate of 2.73. This housing type has garnered strong interest from first-time homebuyers and has been in high demand among families seeking to make a subsequent housing purchase. The convenience of transportation and rich amenities in the Tengah area played a crucial role in attracting prospective buyers.


Additionally, five-room units in non-mature towns, as well as five-room and three-generation units in Choa Chu Kang, also proved to be popular, with a pre-application rate of 1.5. There is an increasing demand for more spacious and comfortable housing options, making these housing types a preferred choice for buyers.

Conversely, three-room units in the prime location of Queenstown saw a relatively lower overall pre-application rate, with only 0.47 applicants per unit. This could be attributed to the higher prices in this area, leading buyers to explore more economically affordable alternatives.


Four-room units in Jurong West's Bukit Batok region had the highest pre-application rate among first-time homebuyers, reaching 1.0. The facilities and convenience in this area attracted the attention of prospective buyers.


It's worth noting that the Singaporean government recently made adjustments to the public housing balloting system, implementing stricter regulations for the chances of first-time homebuyers. If a first-time homebuyer chooses to forfeit their selection of a public housing unit when invited to do so, they will be categorized as second-time homebuyers for the following year and will have only one chance to be selected. This adjustment aims to ensure a fairer and more equitable distribution of public housing units.
