Abstract: Not long ago, the Singapore government just officially announced a series of measures to cool down the property market. However, the cooling has not affected the willingness of Singaporeans to buy homes.

Just last weekend, Copen Grand Dengfeng Garden, an EC project in Singapore's western forest town of Dengar, attracted a large number of people to visit and buy.

 

In just one short weekend, there were so many people looking at the property! The project sold 73% of the units on the first day after launch!

 

It looks like nothing. You know, this is the highest selling project in Singapore on the first day of property launch in the last four years!

 

Apparently, the latest cooling measures in the property market have not dampened the buying spirit of Singaporeans.

 

Among all the units, the four-bedroom units were more popular and were all sold out on the first day of the opening!

 

Although, this time, the house had 30% of the places allocated to second-time buyers.

 

Which means, by the time these people enter a month later, basically all the units at Copen Grand will be sold out!

 

For many Singaporeans, the EC project is such a presence.

 

After all, with the new cooling measures affecting more HDB groups, the prices of real estate projects such as condominiums are not going to drop anytime soon.

 

Compared to private condominiums, EC projects are much more cost effective.

 

If an individual has a budget of S$1.6 million and wants to buy a newly opened private condominium, he/she can only buy a two-bedroom. And if you buy a new EC building, you can buy a four-bedroom apartment!

 

If you have a budget of S$1.9 million to S$2 million, then you can only buy a three bedroom private condominium. If you switch to EC, you can buy five rooms!

 

And EC project is also a kind of property that can circumvent the property market cooling measures.

 

Eligible buyers can choose to defer payment and raise funds during the construction period to circumvent the current high interest rates.

 

Apart from Copen Grand, only two EC projects will open this year and next year.

 

Tenet Tampines, a highly anticipated EC project in Tampines, one of the most established towns in eastern Singapore, is expected to hit the market next month.
