The development is located in the upscale residential area of Nassim Road, which includes the premium townhouse area of Nassim Road. It is also adjacent to Singapore's Napier Road embassy area. Tanglin Mall shopping centre, Singapore Botanic Gardens and Orchard Road shopping area are all within a five-minute drive.

One Bernam is another project that hit a new price per square foot peak during the review period, with a 441 square foot one-bedroom flat on the 29th floor being purchased from the developer for S$1.47 million (S$3,329 per square foot) on 6 February.

This transaction surpassed the previous high recorded on January 16 when another one-bedroom flat was sold for S$1.45 million at S$3,295 per square foot.

One Bernam is a 99-year leasehold mixed-use development on Bernam Street off Anson Road in Tanjong Pagar District 2. It is a joint venture between MCC Land and Hao Yuan Investment.

In addition to 351 residential units, One Bernam has a 15,726 sq ft two-storey retail podium and a serviced flat floor with 13 keys.

One Bernam hit a new high of S$3,329 per square foot on 6 February when a one-bedroom unit was sold for S$1.47 million.

The residential units at One Bernam comprise one to three bedrooms and range in size from 441 to 1,421 square feet. There are also three penthouses - two are three-bedroom units of 1,744 and 1,948 square feet respectively, while the remaining one is a five-bedroom unit of 4,306 square feet.

Sales of the residential units commence in May 2021. According to the registered deeds, 149 units (42% of the total) have been sold to date at an average price of S$2,503 per square foot. The project is expected to be granted a temporary occupation permit in September 2025.

Meanwhile, Klimt Cairnhill saw a new low price per square foot during the review period, when the developer sold a 2,056 square foot, four-bedroom unit on the seventh floor for S$6.96 million or S$3,385 per square foot on 4 February.

This sale price surpassed the previous low in March 2022 when another four-bedroom unit was sold for S$7.35 million at S$3,574 per square foot.

Klimt Cairnhill is a luxury freehold residential development by Low Keng Huat, located on Cairnhill Road in District 9, with 138 units in a single 36-storey tower.

Units include two, three and four bedroom flats ranging from 829 to 2,368 square feet in size. There are also two 6-bedroom penthouses, a 4,898 sq ft simplex and a 5,920 sq ft duplex.

The project was previewed in August 2021, with the developer offering 88 units, including all three- and four-bedroom flats as well as penthouses. Three of the units were sold in 2021, including the 4,898 sq ft duplex penthouse, which was sold for S$26 million in November.

The other two flats are both 1,496 sq ft: one was sold in August for S$57.1 million (S$3,818 per sq ft), while the other was sold in December for S$60 million (S$4,010 per sq ft).

Earlier this month, the developer relaunched Klimt Cairnhill following the refurbishment of the project's sales gallery, with sales commencing on the remaining 50 units comprising two-bedroom and two-bedroom plus study flats.

According to data already on record, 27 units (approximately 20%) of the development have been sold at an average price of S$3,959 per square foot.
