Abstract: The Urban Renewal Authority (URA) is proposing to amend the use of six lots to prepare for the construction of more housing. Two of the sites are near the Kallang and Lauminda MRT stations, just 1.3 kilometres apart, and are separated by the old Kallang Airport and the former Kallang Gas Plant site, which could signal the upcoming redevelopment of the Kallang Riverside area.

The URA announced on Friday (May 26) six proposed amendments to the 2019 Master Layout Plan, including the conversion of some sites to residential use and the introduction of a gross plot ratio for sites that were originally residential.

 

Two of the sites are located in the city centre and close to the East-West Line MRT station, and are likely to be released as prime HDB flats if they are built, or at a high price premium if they are built for private housing.

The site near the Kallang MRT station covers an area of approximately 3.5 hectares, or about the size of five football pitches. It is currently zoned as a white site (i.e. no restrictions on use) and a commercial site.

 

After rezoning, the site will be used mainly for housing, with a total plot ratio of 4.2. There is also a park of about 0.3 hectares, as detailed on the plan.

 

The URA said the site is proposed for high-density residential development, allowing residents to live in the heart of the island, close to amenities, the Kallang MRT station and a future mixed-use project along the Kallang River.
